1. Introduction

This Privacy Policy explains how Wicklund Real Estate LLC (“Wicklund”, “we”, “us”, “our”) collects, uses, shares, and protects information about you when you use https://www.wicklundre.com and any related pages, applications, forms, email, and text messages we operate (together, the “Service”).
We use your information to operate the Service, answer your questions, and provide the real estate services you ask us for.
By using the Service, you agree to this Privacy Policy. If you do not agree, please do not use the Service.

2. Information We Collect

We collect only the categories of information described below. We do not buy personal information about you from data brokers in order to market to you.
  • Information you give us: Your name, email address, phone number, mailing address, and anything you choose to write in a message, form, saved search, or property note. You choose what to send us; a required field is marked as required on the form itself.
  • Account information: If you create an account, the credentials and preferences needed to sign you in and remember your saved listings, saved searches, and settings.
  • Property and search activity: The listings, neighborhoods, and searches you view or save, so we can show you relevant results and follow up on requests you make.
  • Usage data: Collected automatically: IP address, browser and device type and version, operating system, pages viewed, referring page, and the date, time, and duration of your visit, plus similar diagnostic data.
  • Cookies and similar technologies: Small files and comparable storage used to keep you signed in, remember your preferences, and measure aggregate traffic. See “Cookies and Tracking” below.
  • Precise location: Only if you grant your device’s location permission, and only to center a map or show results near you. You can withdraw that permission at any time in your browser or device settings.
  • Communications: The content and metadata of email and text messages between you and us, including your consent to receive them and any later opt-out.

3. How We Use Your Information

We use the information we collect for these purposes and no others:
  • To provide the Service: Operate, maintain, secure, and improve the website and the features you use.
  • To respond to you: Answer your questions and follow up on requests you submit, by email, phone, or text message.
  • To manage your account: Register you, sign you in, and keep your saved listings, saved searches, and preferences.
  • To provide real estate services: Deliver the property information, market information, and professional services you ask us for.
  • To send updates you asked for: Send listing alerts, market updates, and similar communications you signed up for. Every one of them includes a way to stop receiving them.
  • To keep the Service safe: Detect, investigate, and prevent fraud, abuse, scraping, and security incidents.
  • To meet legal obligations: Comply with law, licensing and real estate recordkeeping rules, and valid legal process.
  • To understand usage in aggregate: Measure which pages and features are used, so we can improve them. This analysis is aggregate and is not used to build a profile for sale.

4. SMS and Mobile Messaging

We send text messages from (206) 940-5751. We text you only after you give us your mobile number and consent to be contacted, for example by submitting a form that says so, replying to one of our messages, or telling us directly in writing or in conversation.
Your mobile information will not be sold or shared with third parties for promotional or marketing purposes.
All of the categories of sharing described anywhere in this Privacy Policy exclude text messaging originator opt-in data and consent. This information will not be shared with any third party.
We will not share your opt-in to an SMS campaign with any third party for purposes unrelated to providing you with the services of that campaign. Mobile numbers and consent records are shared only with the messaging carriers and messaging platform vendors that are strictly necessary to deliver the messages you asked for, and those vendors are contractually prohibited from using the information for any other purpose.
Message frequency varies. Message and data rates may apply. Carriers are not liable for delayed or undelivered messages.
  • To stop messages: Reply STOP to any message from us. We will send one confirmation and then stop texting you. You can also email us at the address in “Contact Us” below.
  • To get help: Reply HELP to any message from us, or use the contact details in “Contact Us” below.
  • What we text about: Replies to your questions, appointment and showing coordination, transaction and account updates, and information you specifically asked us to send.
  • Consent is never a condition: You are never required to agree to receive text messages in order to buy, sell, or receive any service from us.

5. How We Share Your Information

We do not sell your personal information, and we do not share it with third parties for their own advertising or marketing.
We share personal information only in these situations:
  • With service providers: Vendors who host, secure, analyze, and deliver the Service on our behalf — for example website hosting, email delivery, text message delivery, and privacy-focused traffic analytics. They may use the information only to perform that work for us.
  • With our website platform: Mainview LLC provides the software and hosting behind this website and processes information on our behalf to operate it.
  • With the professionals serving you: When you contact an agent or submit a request, the information in that request goes to the real estate professional and brokerage handling it, so that they can respond to you.
  • With your consent: Any other sharing you specifically ask for or approve, such as a referral to a lender, inspector, or other provider you request.
  • For legal reasons: When required by law or valid legal process, or when we believe in good faith that disclosure is necessary to comply with a legal obligation, protect our rights or property, investigate wrongdoing, protect anyone’s safety, or defend against legal liability.
  • In a business transfer: If we are involved in a merger, acquisition, financing, or sale of assets, information may transfer as part of that transaction. We will give notice before your personal information becomes subject to a different privacy policy.
  • In public areas: Anything you post in a public area of the Service can be seen by other users. Do not post information you want kept private.

6. Cookies and Tracking

Cookies are small files stored on your device. Session cookies are erased when you close your browser; persistent cookies remain until they expire or you delete them. We use them for a small number of purposes:
  • Essential: Sign you in, keep your session secure, and prevent fraudulent use of accounts. The Service cannot work without these.
  • Preferences: Remember choices you make, such as display settings and recent searches, so you do not re-enter them.
  • Analytics: Measure aggregate traffic and page performance so we can improve the Service.

7. Your Choices and Rights

You can exercise any of the following by contacting us using the details in “Contact Us” below. We will not discriminate against you for exercising them.
Some information must be kept even after a deletion request, where the law, a real estate licensing or recordkeeping obligation, a tax obligation, or an active dispute requires it. We will tell you when that applies.
  • Access and correction: Ask what personal information we hold about you and ask us to correct it. If you have an account, you can also review and update much of it in your account settings.
  • Deletion: Ask us to delete the personal information we hold about you.
  • Email opt-out: Use the unsubscribe link in any marketing email, or ask us directly.
  • Text message opt-out: Reply STOP to any text message from us.
  • Cookies: Set your browser to refuse or delete cookies. Refusing essential cookies will break parts of the Service.
  • Global Privacy Control: We honor the Global Privacy Control (GPC) browser signal as an opt-out request where it applies. We do not sell personal information in any case.
  • Device location: Turn location permission off at any time in your browser or device settings.

8. Data Retention

We keep personal information only as long as needed for the purposes described in this policy, and then delete it or render it anonymous.
Longer retention applies where the law requires it, where real estate licensing and transaction recordkeeping rules require it, or where we need the records to resolve a dispute or enforce our agreements. Usage data is generally kept for a shorter period, except when it is used to protect the security of the Service.
Text message consent and opt-out records are kept for as long as the messaging rules require us to prove that consent, and are used for no other purpose.

9. Security

We use commercially reasonable administrative, technical, and physical safeguards to protect personal information, including encrypted connections, access controls, and least-privilege access to our systems.
No method of transmission over the Internet and no method of electronic storage is completely secure, so we cannot guarantee absolute security. If we learn of a breach affecting your personal information, we will notify you as required by law.

10. Children’s Privacy

The Service is not directed to children under 13, and we do not knowingly collect personal information from them. If you are a parent or guardian and believe your child has given us personal information, contact us and we will delete it.
We do not knowingly send text messages to anyone under 18 without a parent or guardian’s consent.

11. Real Estate Listing Data

Property listing information shown on the Service is provided by the Northwest Multiple Listing Service (NWMLS) and other listing sources, and is subject to their terms and required disclosures. It describes properties, not visitors, and is not personal information we collected about you.
Listing data is displayed for consumers’ personal, non-commercial use and may not be redistributed or scraped. Our use of it is governed by our MLS disclaimer and the applicable MLS rules.

13. Where Your Information Is Processed

We operate in the United States and process and store information here. If you use the Service from another country, you understand that your information is transferred to and processed in the United States, where data protection laws may differ from those in your jurisdiction.

14. Changes to This Policy

We may update this Privacy Policy. When we do, we post the new version on this page and update the “Last updated” date above. Changes take effect when posted.
If a change materially affects how we use information we already collected from you, we will give notice by email or a prominent notice on the Service before it takes effect.
