52 +/- acre long-term timberland investment tract located in the community of Brooklyn, approximately 23 miles (about a 35-minute drive) from Aberdeen. The property features generally level to gently rolling topography with some steeper slopes and includes an estimated 5,100 feet of frontage along the North River. A portion of the property adjacent to the river consists of wetlands. The timber stand is primarily 3-year-old Douglas-fir reproduction growing on Site Class I soils. The property has physical access from an existing gravel road; however, legal access has not been established. The property is well suited for long-term timber management, either as an addition to an existing timberland portfolio or as a first-time timberland investment.
